Our Philosophy
We’re client and deal focused, which means our goal is to make sure the deal works for you and that the deal gets done. We don’t overdo things – we simplify and synthesize. Some law firms are tempted to stir the pot (and generate more hours) – but we help our clients get to “yes” by using the efficiencies and experience we have developed over decades of successfully closed deals.

Commercial Property Development Fund (CPDF) Experience
Avisen Legal real estate attorneys are not just familiar with the City of Minneapolis’ unique CPDF program, they have helped several clients secure funding. The CPDF is a program in Minneapolis designed to provide economic development funding – between $400,000 and $800,000 per project – in the form of forgivable patient debt capital for commercial real estate development and acquisition within the city of Minneapolis. Projects need to serve economically challenged areas. The goal is to provide developers and small businesses with debt capital on favorable terms to encourage development and the acquisition of real property within the city limits.
CPDF loans offer a 40-year term with 0% interest. At the end of the term, if certain conditions are met, the principal balance will be completely forgiven.

Frequently Asked Questions about Real Estate
Our real estate lawyers in Minneapolis commonly handle a variety of legal issues, including property transactions, lease agreements, zoning and land use disputes, property development, and litigation related to property ownership. We also assist with title searches, resolving title defects, and addressing boundary disputes. Whether dealing with residential or commercial real estate, our attorneys ensure compliance with local, state, and federal regulations, protecting clients’ interests and facilitating smooth transactions.
A real estate lawyer can provide invaluable assistance during the process of buying or selling a property by reviewing and preparing legal documents, such as purchase agreements, deeds, and closing papers. We can conduct thorough title searches to ensure clear ownership and address any issues that may arise. Additionally, we can negotiate terms, advise on financing options, and ensure compliance with all legal requirements, safeguarding our clients’ interests and helping to prevent potential legal issues.
In resolving disputes related to property ownership or boundaries, a real estate lawyer plays a crucial role by providing legal advice and representing clients in negotiations. We analyze property records, survey reports, and other pertinent documents to build a strong case. Our goal is to achieve a favorable resolution, ensuring that our clients’ property rights are protected and disputes are resolved efficiently.
A real estate lawyer assists with zoning and land use issues by interpreting and navigating complex local zoning laws and regulations. We help clients understand permissible uses of their property, obtain necessary permits and variances, and represent them in hearings before zoning boards and planning commissions. By providing strategic legal advice and advocacy, our real estate lawyers ensure our clients can achieve their development goals while remaining compliant with all applicable laws.
Not consulting with a real estate lawyer during a property transaction or dispute can lead to significant consequences, including financial losses, legal complications, and unfavorable contract terms. Without legal guidance, clients may overlook critical details, encounter issues with title defects, or fail to comply with legal requirements, resulting in costly disputes or delays. Engaging a real estate lawyer ensures that all legal aspects are meticulously handled, protecting clients’ interests and preventing potential problems.
For a real estate transaction, several documents are typically required, including the purchase agreement, property deed, title documents, mortgage documents, and closing statements. Additional documents may include property inspection reports, disclosure forms, and zoning compliance certificates. Our real estate lawyers ensure all documents are properly prepared, reviewed, and executed, facilitating a smooth and legally compliant transaction process.
In commercial real estate transactions, a real estate lawyer assists by negotiating lease agreements, conducting due diligence, handling financing arrangements, and ensuring compliance with zoning laws and environmental regulations. We also prepare and review all necessary legal documents, provide strategic advice on investment decisions, and represent clients in negotiations and disputes, ensuring the client’s business interests are protected and the transaction is successful.
When choosing a real estate lawyer in Minneapolis, consider their experience and reputation in real estate law. Look for an attorney with a proven track record in handling similar cases, strong negotiation skills, and a deep understanding of local real estate regulations. Client testimonials and referrals can also provide valuable insights. Selecting a lawyer who is responsive, communicative, and committed to your best interests is crucial for a successful outcome.
Resolving a landlord-tenant dispute typically involves reviewing the lease agreement, understanding the legal rights and obligations of both parties, and attempting to reach a resolution through negotiation or mediation. A real estate lawyer can provide representation and guidance throughout this process, helping to achieve a fair and legally sound resolution.
Real estate lawyers handle environmental issues in property transactions by conducting thorough environmental assessments, reviewing environmental reports, and ensuring compliance with federal and state environmental regulations. We advise clients on potential liabilities, help obtain necessary environmental permits, and negotiate terms that mitigate risks. Our legal experience ensures that environmental concerns are addressed proactively, protecting clients from future legal and financial consequences.
Often a real estate lawyer can assist with property tax assessments and appeals by reviewing the assessment to ensure it is accurate and fair. If the assessment appears inflated, the lawyer can gather evidence, prepare and file an appeal, and represent the property owner in hearings before the tax assessor or appeals board. Their understanding of property law and local tax regulations helps clients achieve a fair property tax assessment, potentially saving significant costs.
